Getting the Wychwood Green Arts Barns project back on track after a sub-contractor default.
This historic streetcar maintenance facility was being repurposed into artists’ studios and gallery, community space and farmer’s market with restoration and an addition. During the construction period it became evident that the mechanical contractor was falling behind schedule, had a lack of manpower on the site and was experiencing some financial difficulty in fulfilling his contractual obligation. He eventually submitted official default and caused the builder contractor, The Dalton Group to implement the surety bond that was in place.
Working on behalf of the surety company (Travellers Group) A.W. Hooker assessed the work completed to date of default and the cost to complete.
A.W. Hooker prepared a report of outstanding works and prepared tender documents identifying the work completed and the work remaining. Six selected contractors were invited to submit tenders to complete the works. A.W. Hooker issued and received the tenders and working in conjunction with the Dalton Group.
After evaluation of the tenders, A.W. Hooker recommended a suitable contractor to complete the mechanical works for the Dalton Group. A.W. Hooker continued to monitor work completed and evaluate the fairness of each progress draw in relation to the overall revised contract on behalf of the surety company until total completion of the work was achieved.
