The project involved the design of a new multi-use recreation centre known as the “Wolf Den” at Lakehead University’s Thunder Bay, Ontario campus. The scope of work included the renovation of the west side of the existing CJ Sanders Fieldhouse to accommodate the new addition and expansion of the existing parking. The new facility will include a multi-purpose gymnasium, interior and exterior gathering areas, expanded weight rooms and workout areas, along with other amenities that could include food service and sports medicine. The gross floor area impacted by construction is 23,789 square feet.

A.W. Hooker collaborated with Perkins & Will to provide cost management services at the following design stages: Conceptual Design (Class D) in May 2018; Schematic Design (Class C) in August 2018; Design Development (Class B) in March 2019; and, Pre-Tender (Class A) in June 2019. During the Schematic Design stage of the project, A.W. Hooker participated in Value Engineering exercises to reduce the budget.

Bidding took place in July 2019 resulting in compliant bids from three (3) general contractors, in which A.W. Hooker’s Class A Estimate was 2.8% from the median bid.
